So, realistically, what percentage of the year can I expect a colorado townhouse to be rented? IN general have you found the forecasts to be realistic? |

John,
My experience has been significantly less than 'forecasts' I have a manchebo that is with Platinum Services (Ed's group) and in two years, they have rented it 3 times. I have rented it myself 4 times. i hope this helps.

My experience with my Colorado unit: has been rented 3 times through Platinum Services for the total period of 2.5 years (long term rental). |

Am I to understand that by "3 times" in 2.5 years this means 3 weeks in 2.5 years? |

That's right, happy to report. That said, I planned to have it rented long term from the beginning. For those looking to rent weekly, keeping some weeks for family and friends, the outcome would be different, of course. |

My information was for the short term rentals. The rentals I referenced were mostly for 1 week stays. One was only a few days.

I found it to be more difficult to rent the unit short term. Most of people coming to Aruba for 1-2 weeks prefer to stay in waterfront properties. Only few agents are willing to rent it short term and they asked to sign an exclusive agreement for at least a year before they even look at the unit (for instance "Prima Casa Realy" by the Mill). Long term seems to be more successful in Gold Coast. You can ask Ed to rent it for, let's say, not more than 3-6 month. |

Roger, am I to understand that in 2 years your unit has been rented around 7 weeks give-or-take? I'd say for sure that is significantly less than forecast. I am working on the assumption that I would get close to 50% of my time rented out to help cover costs until I am ready to retire. I'd be ok with some long term rental as long as the unit would be available for my own use from time to time. Even "off season" (I've been visiting Aruba during "off season" for 14 years and am quite fine with that).
I am not familiar with the names you guys are using. Are any of you using goldcoast services? |

Alex, is it possible the success rate on 3 to 6 month rental would approach 40 to 50%? |

I think you may find people are a little reluctant to discuss in detail a lot about their rental issues in this "public" forum. HOA Members should be aware that this section is not one of the hidden "Members Only" sections. Just a heads up... |

Yes, it is possible. It's possible even to get even much better rate, but there is no guarantee. It's also possible not to get any rentals for some time. It is very difficult to build any statistics. The development is new. Part of it is still under construction. Club house is still being built. Our property management office (Ed Malone) is also new and not 100% established as of yet. In order to have it rented successfully you have to deal with few agencies, with Ed, and, may be, advertise it on your own. Another thing is, that in Aruba you will have to constantly remind everybody about yourself and your unit. If you listed your property either with Ed or the outside agent or both, you will have to call them every once in a while, otherwise they might simply forget about your unit. |
